- Connect client with title company
- Establish and maintain a detailed, accurate and COMPLIANT transaction file
- Continual communication with agent, clients, lender, title company and cooperating agent
- Weekly status updates to agent
- Manage contractual terms, timelines and deadlines
- Verify Earnest/Trust Money submission with written receipt
- Prepare, secure e-signatures and distribute documents, amendments, addenda and notifications throughout transaction
- Submit office COMPLIANT docs and company checklist(s) to Paperless Pipeline.
- Follow-up and resolve Compliance Department requests
- Schedule and communicate inspection dates, times and contact information to appropriate parties
- Manage inspection and resolution response timelines
- Prepare, gather e-signatures and distribute final Repair Amendment and/or Notification
- Collect appropriate repair receipts prior to closing
- Order Home Warranty and copy appropriate participants
- Monitor finance and appraisal updates and deadlines
- Weekly contact with buyer's lender even with seller side transactions until Clear to Close
- Review Settlement Statement (ALTA) for accuracy as it relates to terms of the agreement
- Schedule and communicate final walk through
- Coordinate and communicate closing time and location
- Collect and provide utility company names and numbers
- Confirm utility transfer with client
- Thorough file compliance audit one week prior to closing
- Send closing emails to all participants
- Arrange key(s) and garage remote transfer
- Complete and submit company closing checklists and documents to Paperless Pipeline
Contract Termination**
- Prepare mutual release and termination documents, submit for e-signatures and distribute to appropriate parties
- Confirm earnest money refund sent and/or received
**If the contract terminates at inspection a
$125 fee applied.
**If the contract terminates at appraisal/financing
$175 fee applied.
Agents negotiate any and all changes or additions to contract and/or contract terms including, but not limited to, inspection repairs or replacements, price, appraisal discrepancies, possession, close date, timeline changes, etc.
